Repainting Hardie Board in Julington Creek
By Thomas Drake, Founder & Owner, A New Leaf Painting | House painters in Julington Creek, FL · Painting since 1988 · Updated April 2026
Hardie board — James Hardie fiber cement siding — holds paint exceptionally well when it is prepped and painted correctly. Most Julington Creek homes built between the mid-1990s and the mid-2010s use fiber cement siding, and many are now hitting their first or second repaint. Done right, premium acrylic on properly prepped Hardie typically lasts 10 to 15 years in Northeast Florida. Done wrong — painted the same day it was washed, or coated without addressing weathered and chalky areas — it can fail years early. Here is what works in 32259.

Why Hardie board is so common in Julington Creek
Julington Creek Plantation was developed from the early 1990s and expanded heavily through the 2000s — the era when fiber cement became the dominant premium siding in Northeast Florida. The reasons are practical: it does not rot, does not warp, is not a food source for termites, and holds paint considerably longer than wood.
We work across the 45+ subdivisions inside the master plan and the surrounding St. Johns County communities — Plantation Estates, Magnolia Preserve, Durbin Estates, The Woods at Deer Run, Southern Creek, Bartram Park and Fruit Cove among them. Our exterior painters in Julington Creek regularly work on fiber cement homes, where the siding may cover the entire exterior or be paired with stucco, brick and other architectural finishes.
The downside is that when Hardie is repainted badly, the failure is conspicuous. Premium siding with chalky, peeling paint reads worse than a modest house that was painted properly.
Why fiber cement is not wood, and why that changes the paint
Hardie board is portland cement, sand, cellulose fiber and water, pressed into plank profiles and cured. It behaves like a low-density cementitious board, not like an organic substrate, and its surface chemistry is different from wood in ways that matter to adhesion.
On a repaint, the primer question is decided by condition rather than by a rule. Factory-primed Hardie that is clean, sound and dry may not need a full prime coat. Areas that are weathered, chalking, previously repaired or exposed to bare board almost always do — spot priming or a specialty primer, chosen for what is actually on the wall. We work this out at the walkthrough, not from a template. Our full process is in our guide to painting James Hardie fiber cement siding.
For topcoats we use 100% acrylic premium exterior products: Sherwin-Williams Duration Exterior, Sherwin-Williams Emerald Exterior, Benjamin Moore Aura Exterior and Benjamin Moore Regal Select Exterior. Lower-tier acrylics chalk and fade sooner here because the resin systems are not built for this much UV and humidity.
The biggest mistake on a Hardie repaint: washing and painting the same day
Fiber cement absorbs water during pressure washing and has to release it before anything is applied over the top. Coating siding that is still carrying moisture traps it under the film, and the result is blistering and peeling long before the paint should have aged.
In typical Florida conditions we allow 2 to 3 days minimum between washing and coating — longer if it has rained inside that window or humidity is unusually high. Washing happens on its own day, separate from prep, and we confirm the substrate is dry before priming starts. A contractor quoting next-day painting after a wash is quoting a failure.
How often does Hardie actually need repainting here?
Premium acrylic over properly prepped Hardie typically lasts 10 to 15 years in Northeast Florida. South and west elevations take the most UV and generally reach the end of that range first — the same pattern we see across the region, which we cover in why one side of a Jacksonville house fades faster.
The signs that repaint time is approaching are chalking — a powdery residue on your hand when you wipe the siding — color fade that shows up first on the sun-facing walls, and any visible peeling, blistering or cracking in the film. Repainting on schedule rather than waiting for visible failure keeps the prep scope small, which is the single biggest driver of what a repaint costs.
Color, LRV and HOA approval in Julington Creek
Darker colors absorb more solar energy and age faster on sun-facing walls — that part is simply how exterior coatings behave, and we see it on every substrate, not only fiber cement.
Separately, many Northeast Florida communities set a minimum Light Reflectance Value for body colors — LRV 55 or higher is a common requirement — as an architectural standard rather than a siding-performance rule. If you are not sure what LRV is or how to find it for a color you like, start with how to determine a paint color’s light reflectance value.
Any exterior color change needs written architectural approval before work starts. Repainting in the existing approved color usually does not, but confirm it with your association rather than assuming — requirements differ between communities inside the same master plan. We prepare the full submission packet on your behalf: product, color codes, sheen, LRV and prep scope in one document. Our Jacksonville HOA directory has contact details by community, and the HOA paint color guide walks through what approval boards actually look for.
What a Hardie repaint costs
Cost tracks square footage, elevation complexity and — more than anything — the condition of the existing finish. A home that is being repainted on schedule needs far less prep than one that has been left until the film is failing, and prep is where the hours go.
Rather than quote a range that will not fit your house, our published exterior painting cost guide breaks pricing down by home size and surface type, and the painting cost estimator will give you a planning range in a couple of minutes. A written on-site estimate is still the only number that means anything, and it is free.

Watch for chalking, fade on the sun-facing walls, and any peeling or cracking. Repainting on schedule rather than after failure keeps the prep scope — and the price — down.
